2. If you keep your French house for 15 years as a resident, you will pay no capital gains tax there.
3. You need top-up insurance when you move to France. Total free healthcare is the '100% myth!'
4. If you buy a house with a mortgage, be sure you get clauses in the contract that protect your deposit if the mortgage doesn't go through.
5. Under French law you cannot cut ex-wives/husbands and children from previous relationships out of your will. Speak to a lawyer before you move.
6. Never pay cash 'under the table' when you buy property. It may save money now but will cost you when/if you sell.
7. It is usual in France that the Notaire will work for both the buyer and seller. They are employees of the government. If you feel unsafe with this system you may instruct your own lawyers.
8. The first contract you sign to buy is binding. Unlike the UK you cannot change your mind just before the final exchange of contracts without severe penalties. Think before you sign!
9. Do not expect things to move quickly in France. Bureaucracy is one of the major hurdles that expats complain about.
10. You are in France so everything will be in French! When you get contracts to sign be sure you have a full, certified translation of the actual document with any clauses you have asked to be put in. Many estate agencies have standard contracts and translations but be absolutely sure you know what you are signing. A little money saved now on translations could cost you a fortune later.
